Plumbing in San Fernando: what to know
San Fernando incorporated on August 31, 1911, and its whole area comes to about 2.4 square miles. The city of Los Angeles surrounds it on every side, through the communities of Sylmar, Pacoima and Mission Hills, which makes San Fernando a separate city set inside a much larger one. Its landmarks sit close together: the San Fernando Road mall, Brand Boulevard, the Lopez Adobe and Las Palmas Park.
San Fernando has about 6,600 housing units in the US Census (ACS 2024 5-year), and their median year built is 1956; 83 percent were built before 1980, and 73 percent are detached single-family houses. Most are older homes from the 1920s to the 1950s, some poured on slabs and some on raised floors, plumbed with galvanized supply lines and cast iron drains, with a clay sewer lateral under the yard.
On a raised floor, the plumber can usually reach the pipes from the crawl space, where a galvanized line that has rusted through or a cast iron drain that has cracked shows up as wet soil or a musty smell in the room above. On a slab, the same failure happens out of sight: a supply line leaking under the floor gives itself away as a warm spot, a water meter that creeps along while every tap is shut, or water at the base of a wall. Out in the yard, clay laterals crack and let roots in, and with almost three houses in four standing on their own lots, most owners have a lateral of their own to deal with when the toilets start to gurgle.
The City of San Fernando runs its own water system, and SoCalGas supplies the gas. Each house's private sewer lateral is the owner's to look after, right up to the public main. Plumbing permits come from the City of San Fernando; we pull them for repipes, water heaters, gas lines and laterals and close them after the city inspects the work. San Fernando calls are dispatched from Los Angeles with our 24-hour emergency response.
San Fernando borders Los Angeles. We serve those cities as well, and their calls are handled from our Los Angeles location like every other. A person answers at any hour, the plumber finds where a leak or blockage begins before cutting into a wall or a floor, and work starts only after you sign the written estimate.
