Every Los Angeles house sends its wastewater down a private lateral to the public sewer, and that lateral is the owner's responsibility all the way to the main; inside the city, the main itself belongs to LASAN. Beneath the Craftsman and Spanish Revival houses of Highland Park, Silver Lake, Mid-City and West Adams you usually find a clay lateral and galvanized steel water lines. When roots keep closing the lateral or the supply pipes keep leaking, we fix the lateral, trenchless whenever the condition of the old pipe permits, and we repipe houses whose galvanized or copper lines have worn out.

Clay laterals and galvanized pipe in Los Angeles

Seventy percent of the housing in the city of Los Angeles was built before 1980, by the Census count, and the 1910s to 1930s neighborhoods are older still. Their laterals are clay, laid in short sections, and each joint is an opening for street tree roots that have had a century to spread. A root slips in as a thread, fattens, and starts snagging everything that comes down the line. Cutting it buys time; what lasts depends on the camera. A single cracked section can be swapped for PVC joined with rubber couplings. A lateral that still holds its shape can take a cured-in-place resin liner. One that is falling apart can be burst, with a head that breaks the old pipe and pulls new pipe in behind it, from one or two pits. Hillside laterals add length and slope, and a house below the street may depend on an ejector pump.

Inside those houses, supply lines are often galvanized steel rusted nearly shut, with cast iron drains below. Brown water in the morning, weak pressure at the far bathroom and leaks at threaded joints are the signs. A raised foundation helps here: new copper or PEX can run through the crawl space and up into the walls with little plaster opened. Valley ranch houses on slabs, where the original copper under the floor pinholes, are usually repiped overhead through the attic instead. Most Angelenos live in apartments and condos, where one riser or stack can serve many units, so we prove which pipe is failing before touching a common wall, and we bring in the owner or the association whenever their sign-off is required.

How we handle laterals and repipes in Los Angeles

Trenchless first

If the existing lateral is solid enough for a liner, or for bursting, that comes before any trench, sparing the driveway, the front steps and the old street trees above the line.

The repipe route planned ahead

The path for new copper or PEX is planned room by room before any wall is opened. In a raised-foundation house much of it runs through the crawl space; in a slab house, through the attic. Either way the openings stay few and small. Where walls are shared with neighbors, they stay inside your unit wherever the layout allows.

Permits filed and finaled

Inside the city we file with LADBS, walk the inspector through the work and get the permit finaled, which keeps a future sale clean. Beverly Hills, Glendale, Burbank and every other city run their own permit process, and we follow each one.

Putting the yard and walls back is part of the estimate from the start: concrete, sod, sprinkler lines and plaster patches are all itemized, so nothing is billed later as a surprise.

Why sewer and repipe jobs vary so much in scope

A lateral's scope comes down to the length of failed pipe, its depth and whatever was built or planted over it. Digging through lawn is simple; a driveway, a mature street tree, a run of hillside steps or a retaining wall is not. A long, steep lateral on a hillside lot adds length to everything, and a house below the street may need its ejector pump and check valve looked at too. Collapsed clay will not support a liner and can deflect a bursting head, so a section like that is excavated.

A repipe scales with the house: how big it is, how many bathrooms it has, copper versus PEX, and how much plaster or drywall has to be opened. A Craftsman with a crawl space routes differently from a slab ranch house, and a unit in a shared building may need the owner or association to agree before work begins.

The permit, the inspection and the restoration all appear on one written estimate, and nothing begins until you have approved it.

Sewer and repipe questions

A house that has had three or four leaks in its supply lines is telling you something: the pipe is wearing out everywhere, and a repipe ends the cycle. Galvanized houses from the 1910s to the 1950s have generally reached that point.

With trenchless methods the digging is limited to an access pit at one end, sometimes two. Lining leaves a new resin pipe formed inside the old one. Bursting fractures the clay outward and drags new pipe into the space it leaves. The lawn, the walk and the tree roots above are left alone.

Before work starts, you get a schedule showing which rooms are affected and which part of each day the water will be shut off.

Living at home through a repipe is normal. The plaster and drywall repairs are the final step, and they were in the written estimate from the start.

Does fixing the lateral mean digging up the whole yard?
In most cases the yard survives. Lining and bursting each work from a small pit, so the lateral is renewed underground without a trench along its length. That counts in neighborhoods like West Adams or Silver Lake, where the line often passes under a driveway, hillside steps or a street tree. If the camera finds a single cracked length, a short excavation at that spot may be all it takes.
Is it roots, or is the pipe actually broken?
The footage makes it plain. Roots look like a beard of fine hair growing in at a joint; they can be cut, but they return. A broken pipe looks different: a lip where one section has dropped, soil showing through a crack, or standing water in a low spot. Clay laterals under Los Angeles street trees often show both, and the broken part needs replacing.
Copper or PEX for a repipe?
Either is allowed by California code. PEX is flexible, so it snakes through a crawl space or an attic with few fittings, and fewer joints end up buried in the walls. Copper is rigid, has decades of history behind it and looks tidy where pipe is left in view. Both are priced in writing, and the decision is yours.
