Plumbing in Santa Monica: what to know

Santa Monica incorporated in 1886. Visitors come for the Santa Monica Pier and the Third Street Promenade; the rest of the map holds Montana Avenue, Main Street and Santa Monica Airport. People live in Ocean Park, Sunset Park, Pico, Mid-City, Wilshire Montana and North of Montana, and on land the city has a single neighbor: Los Angeles.

Housing in Santa Monica leans heavily toward shared buildings. Of the roughly 53,300 housing units the US Census (ACS 2024 5-year) finds here, the median was built in 1968; 73 percent were built before 1980, and only 19 percent are detached single-family houses. Many of those older apartment buildings run one drain stack, usually cast iron, down through several floors, fed by supply lines of galvanized steel or copper depending on when the building went up.

That layout shapes the calls. A clog low in a shared stack can push water up into a unit on a different floor from the one where it began, and a leak inside a wall can surface two apartments away from its source. Near the beach, salt air works on outdoor hose bibs, valves and any exposed metal, so a valve that has not been turned in years may snap or refuse to close on the day it is needed. In the detached houses, aging drains and sewer laterals bring the usual root and corrosion problems.

Water comes from the City of Santa Monica's own water utility, which pumps and treats local groundwater and buys imported water for the rest. SoCalGas brings the gas. Whether a building holds one household or forty, the private sewer lateral between it and the public main is the owner's responsibility. The City of Santa Monica issues the permits, and ours for gas lines, repipes, water heaters and laterals are closed only after inspection. Our 24-hour emergency response covers all five Santa Monica ZIP codes, dispatched from Los Angeles.

Santa Monica borders Los Angeles. We serve those cities as well, and their calls are handled from our Los Angeles location like every other. A person answers at any hour, the plumber finds where a leak or blockage begins before cutting into a wall or a floor, and work starts only after you sign the written estimate.

What Santa Monica calls are usually about

  • 01Hose bibs, shutoff valves and exposed fittings near the beach in Ocean Park that salt air has corroded until they seize, drip or break off in the hand.
  • 02Backups in the shared cast iron stacks of older apartment buildings, where a clog on one floor surfaces in a unit on another.
  • 03Water heater replacements in apartments and condos under a City of Santa Monica permit, where the new tank gets seismic straps at two heights and a relief valve line to a safe outlet.
  • 04Root-filled sewer laterals and worn drain lines under Santa Monica's detached houses, only about one home in five, cleared and filmed with a camera end to end.

From the Census

How old Santa Monica housing is, and what kind

  • 1968Median year built
  • 73%Built before 1980
  • 19%Detached single-family
  • 53,274Housing units

About 73 percent of Santa Monica housing went up before 1980, and the rest came later. The older homes typically run galvanized or copper supply lines with cast iron and clay waste pipe; the newer ones switched to copper or PEX, with plastic drain pipe. Two addresses on the same block can show one symptom for two different reasons, so a problem that keeps coming back is traced to where it starts before it is priced.

With detached houses at just 19 percent of Santa Monica homes, the typical household is in an apartment or a condo, where one drain stack or one lateral carries waste from several units. In older buildings a backup on one floor can surface on another, and the pipe at fault may be the building's or the HOA's, not the unit's. The blockage is located first, and if that line belongs to the building or the association, they are brought in to approve the work.

How a call goes

What happens between your call and the finished repair

  1. 1

    Call or write

Phone us or send the form on this site. At midday, at midnight or on a holiday, a person answers and asks what you are seeing.

  2. 2

    Pick a time

You decide when the plumber comes. If water is still running somewhere it should not, the visit is handled as an emergency.

  3. 3

    Written price first

The plumber tracks down the cause, then puts the price in writing. Nothing gets opened, cut or replaced until you agree to it.

  4. 4

    Test and tidy

You see the repair working before anyone leaves. The work area is cleaned, and the old parts go away with the plumber.

Common questions

Plumbing questions from Santa Monica

Where does Santa Monica's tap water come from?
From the City of Santa Monica's own water utility. It pumps and treats local groundwater and buys imported water for the rest. Gas is supplied by SoCalGas. The private sewer lateral between a building and the public main belongs to the owner, which is why a lateral repair is the owner's decision rather than the city's.
I live near the beach. Why do my outdoor faucets and valves keep failing?
Salt air is hard on exposed metal. Near the beach in Santa Monica, hose bibs, valve handles and outdoor fittings corrode until they stick, drip or snap when someone finally turns them. The plumber replaces the worn parts and checks the supply line behind them, and anything beyond that is put in a written estimate first.
Is a permit needed for plumbing work in a Santa Monica apartment?
For the larger jobs, yes. A repipe, a new water heater, a sewer lateral repair or any gas line job needs a City of Santa Monica permit. In a multi-unit building, the building rules and the HOA also come into play when a shared line is involved. We pull the permit, and it stays open until the inspection is done.
